Job Title: Maintenance Manager

Reports To: General Manager

FSLA Status: Exempt; At-will

Compensation: Salary, participation in Company bonus plan, and full eligibility to participate in all Company sponsored benefit programs (health/wellness, retirement plan, etc.), as may change from time to time at the Company’s discretion.

Position Objective: Seattle Monorail Services is seeking an outstanding leader to fulfill the role of Maintenance Manager to ensure that the Seattle Center Monorail continues to operate at a high level of reliability for years to come. This leadership position is critical in ensuring the delivery of rail transit services and the day-to-day coordination, direction and supervision of personnel and facilities maintenance for the Seattle Monorail.

He or she should also motivate employees through building respect and trust, promote teamwork, resolve conflicts that arise, and promote a collaborative environment.

Essential Functions:
  • Assist in the development and monitoring of monthly expenditures.

  • Supervise, develop, and direct the work of maintenance personnel and train new staff.

  • Work closely with Chief Systems Engineer to ensure technical specifications and quality levels are being met.

  • Pre-planning, organizing, dispatching, and memorializing preventative maintenance inspections and repairs in Computerized Maintenance Management System (CMMS) and other management tools.

  • Ensure staff has appropriate tools, supplies, equipment, safety gear, and training to perform work.

  • Exhibit positive leadership and role modeling to encourage and support staff while managing employee performance. Chiefs assist in the selection of staff, coordinate, and assign work, counsel, and discipline subordinates in accordance with labor contracts and agreement provisions and Light Rail rules and procedures.

  • Conducting regular performance reviews with department staff and providing each an individualized on-the-job training, cross-training, and professional development plan.

  • Maintain an optimal inventory of spare parts and components (in stock or at-the-ready) through systematic inventory management.

  • Manage outside vendors/service providers as required to augment maintenance activities, ensure their compliance with our safety protocols, and review and approve resulting invoices.

  • Coordinate on-site work with vendors, contractors, and Seattle Center staff

  • Consult with other Chief Systems Engineer, other managers, and external consultants or contractors for continuous improvement of the preventative maintenance program and standard operating procedures.

  • Coordinating with and supporting others in projects stemming from the Transit Asset Management Plan/Capital and Major Maintenance Plan (TAMP/CMMP), assisting in TAMP/CMMP updates.

  • Work closely with management team on regulatory compliance and resolving personnel issues.

  • Supporting our regulatory compliance and internal/external audits.

  • Managing the company-wide Respirator Protection Program (RPP) and Hazardous Materials Program.

  • Preparing monthly, quarterly, annual maintenance reports, and others as requested; and

  • Responding to emergency situations, other duties as assigned.
Other Requirements:
  • Passing our pre-employment drug screening, all subsequent random screenings, and DOT physical exams;

  • Successfully concluding, within 1 year of hire date, the Seattle Monorail Driver Training and Certification process, which requires:

    • Valid driver’s license

    • Clean driving record with no violations in the last three years for a suspended license, moving violations, reckless or negligent driving, DUI, hit-and-run incidents, vehicular homicide, vehicular assault, or more than one at-fault accident.

    • Completing and maintaining First Aid and CPR certification.

    • Completing on-site and online trainings for safety

Seattle Monorail Services employees are required to be fully vaccinated against COVID-19.

Education, Experience, and Abilities Required:
  • Bachelor’s degree in engineering or applied science plus 4 years of professional maintenance or construction experience or Associate Degree plus 8 years of professional experience in the field of equipment, vehicle, industrial, or facilities maintenance/service.

  • Two years’ experience in a supervisory capacity including leading, selecting, and coaching a highly talented employee group, recognizing the importance of building relationships and trust with employees, and motivated to manage our diverse employee team, helping to build a culture of care, inclusion and belonging.

  • Ability to problem solve and attain mutually beneficial solutions.

  • Excellent oral, written, and interpersonal communication skills including the ability to listen carefully to others with an open mind while giving and receiving feedback.

  • Proficiency in the effective use of Computerized Maintenance Management Software.

  • Experience using a computer and Microsoft Office software products.

  • Working knowledge of the theory, principles, operation, maintenance, overhaul, repair, and troubleshooting of various building systems, including electro/mechanical, hydraulic, and pneumatic systems used in various facilities including digital circuits, and software used in modern mechanical applications.

  • Knowledge of principles of quality assurance and reliability centered maintenance.

  • Skill in planning, scheduling, prioritizing, and organizing the work of maintenance functions for optimal effectiveness and efficiency while meeting established standards and deadlines.

  • Excellent mechanical and electrical aptitude.

  • Remain calm in a crisis, and systematically work through diagnosing and troubleshooting issues.

  • Ability to safely lift and carry 45 pounds; be able to traverse 3 flights of stairs; have visual, auditory, and olfactory senses (with or without corrective devices) in the normal range.

  • Knowledge of budget monitoring.

  • Ability to manage multiple projects simultaneously.

  • Work may require reporting for extended duty hours during adverse weather events and other emergencies.
